Treehouse Hotel
Treehouse Hotel London: reclaimed farm-cart oak from floor to ceiling Keane Brands used Babington across the hotel’s floors, cladding, skirting and surrounds. Reclaimed from old farm carts and hay barns, the antique oak carries its original patina and hand-polished undulations into the Marylebone interiors. Keane Brands commissioned Woodworks by Ted Todd to develop timber flooring and architectural details for the hotel. Woodworks is our sister brand, specialising in extraordinary modern and historic wood floors, handmade panels and bespoke architectural details, developed and made in its Cheshire workshops. Our craftspeople restored Babington oak in the quantities required for its use across floors, walls, skirting and surrounds.

Treehouse Hotel London offers a playful interpretation of hospitality from its Marylebone location, overlooking the city. Developed by Barry Sternlicht, founder of Starwood Capital Group, the hotel combines the familiarity of a home with the energy of a central London destination.
Keane Brands designed the interiors using recycled building materials, natural timber, greenery, upcycled furniture and found objects. Concrete walls provide a moody backdrop for tactile wood surfaces and colourful details. The hotel’s wider environmental commitments include reducing single-use plastic and operating its own composting and recycling programme.

Babington was selected for its provenance and original character. The antique oak was reclaimed from old farm carts and hay barns before being carefully restored by our craftspeople. Original patina, historic marks and undulating surfaces remain visible across each piece.
The same oak appears underfoot and across the hotel’s architectural details, connecting bedrooms and shared spaces through one consistent material. Its reclaimed origins align closely with Treehouse Hotel’s focus on reuse and considered material sourcing.
Babington up close
Babington Random Width Plank is an engineered antique French oak floor with warm golden-brown tones, original patina and hand-polished undulations. Its hand-rolled planks measure between 80mm and 160mm wide and reach random lengths of up to 3 metres. Each 20mm board has a 4–6mm wear layer and a Burnished Hardwax Oil Satin finish.
